Sometimes multitracks for unreleased songs do get in the hands of collectors, but they typically come from engineers who would very much like for them to not circulate. In that case, the packs are guarded even more than even the most valued and rare packs in the wild.The multitracks usually get passed around between DJs, their contacts, and producers, so I assume most of them only have access to officially released songs. They obviously can't remix unreleased stuff, so there's just no real demand for that from their side.
