What you call "haunting" is an integral part within the song's switching harmonies throughout the song.

This "boom" is in the song but - ofc - not that loud (no distortion). Someone messed that up on purpose.
 
The multitracks usually get passed around between DJs, their contacts, and producers, so I assume most of them only have access to officially released songs. They obviously can't remix unreleased stuff, so there's just no real demand for that from their side.
Sometimes multitracks for unreleased songs do get in the hands of collectors, but they typically come from engineers who would very much like for them to not circulate. In that case, the packs are guarded even more than even the most valued and rare packs in the wild.

And it sounds so good, btw the LQ snippet of him singing “remember what I told you, and remember for all time” is real. Confirmed by someone who has the track to me

It's an interlude / intermediate piece, not an actual song. Imagine just having the prelude to "Will You Be There" and not the actual song. You don't put that on repeat, there's very little to it.
